Park City is the most structurally demanding market in the state: very high ground snow loads, steep lots, and homes built with heavy timber and structural steel. Nothing here is a prescriptive-code project.
Local conditions
Design snow loads in Summit County are among the highest in Utah and vary significantly with elevation. Framing that would be routine in the valley is undersized here, and this is the single most common thing out-of-area designers get wrong.
Cantilevered decks, stepped foundations, walkout basements on grade, and structures spanning down a slope are the norm rather than the exception.
Large openings, long spans, and mountain-modern architecture push residential projects into steel routinely — beams, moment frames, and exposed connections that have to look right as well as work.
Covered decks and patio structures carry serious snow load, and the connections are where they fail.
