Because the first thing everyone wants to know is what it costs, and making people call to find out wastes their time and mine. Published floors also mean a contractor or realtor can quote a client a realistic number without calling me first.
What moves a project above the starting price?
Complexity and unknowns, mainly: difficult or steep sites, heavy structural steel, extensive field verification on an older house, unpermitted existing work that has to be documented, and unusually fast schedules.
How does the rush option work?
