Is my foundation crack serious?
Some cracks are shrinkage and cosmetic; others indicate ongoing settlement or lateral pressure. Width, pattern, direction, and whether it is changing over time all matter. A site visit and letter starts at $500 and gives you a documented answer rather than a guess.
Do I need an engineer or a foundation repair contractor first?
Either order works. Good repair contractors know their systems well and often bring an engineer in themselves. Starting with an engineer gets you a diagnosis of the cause and a defined scope you can take out for competitive bids; starting with a contractor is faster if you already know what the problem is. What you should not do is authorize a major repair with no engineering behind it.
