Salt Lake City has one of the oldest housing stocks in the state, and it sits on the Wasatch Fault. Between century-old masonry, unreinforced foundations, and basements that everyone wants to convert, most of the structural work here is about older houses being asked to do new things.
Local conditions
Much of the Avenues, Sugar House, and the older east-side neighborhoods predates modern seismic detailing. Brick homes with little or no reinforcement need care whenever walls, openings, or roof framing are modified.
Cutting an egress window into a foundation wall is a structural modification. It needs a header and a check that the wall above still works — a small job that gets flagged constantly during resale.
The single most common remodel request in the city, and one that almost always needs a permit and a stamped beam design.
Aging rubble and unreinforced foundations, mature trees, and decades of drainage changes produce a steady stream of settlement questions.
